Sebei Property Partners was founded in 2012 by Emmanuel Sebei, a trained surveyor who saw a critical gap in Uganda's property market: buyers were losing money to fraudulent titles, unregistered land, and agents who disappeared after collecting commissions.

Emmanuel built the firm on a single principle — no property is listed until the title is verified. Every listing we carry has been physically inspected, the title searched at the Ministry of Lands, and the chain of ownership confirmed. It costs us more time. But it's why our clients come back, and why they send their families.

Today, the Sebei team manages over 500 active listings, has closed deals worth UGX 50 billion, and serves clients across Kampala, Wakiso, and Mukono — including the diaspora who trust us to act as their eyes on the ground.

Four non-negotiable commitments we make to every client

Ministry-Verified Titles

Before we list any property, our team conducts a full title search at the Uganda Ministry of Lands, Housing and Urban Development. Mailo, Freehold, and Leasehold — we verify all three types. You see the results before you make any payment.

Certified Agents Only

Every agent on our team holds a valid Uganda real estate practitioner licence. No commission-only hunters with no credentials. Our team undergoes annual compliance training on the Land Act, condominium law, and anti-fraud measures.

Transparent Fees

We charge a standard 2.5% buyer's agent commission — disclosed upfront, not hidden in the purchase price. No hidden fees for viewings, valuations, or documentation support. What we quote is what you pay.

Post-Sale Follow-Through

The deal doesn't end at signing. We support you through stamp duty payment, land transfer at the registry, mutation, and any boundary disputes that arise within 12 months. This is rare in Ugandan real estate — it defines us.
